Overview

Cottage lots are where everything hard about building comes together: exposed rock, steep grades, tight water setbacks, seasonal access and brutal freeze-thaw cycles. They're also where DMT does some of its best work — our gallery is full of lakefront ICF builds for a reason.

An ICF cottage is a true four-season building: warm on the January weekend you sneak up north, cool in July, and strong enough to be closed up and trusted through every winter in between. From footings scribed onto shoreline granite to stepped foundations that climb the grade, we build retreats meant to be handed down.

Can you build on a waterfront lot with exposed rock?

That's our specialty. We scribe footings directly onto the exposed bedrock and step the foundation up the grade — see the Footings on Bedrock page and gallery.

Is ICF worth it for a seasonal cottage?

Even for seasonal use, ICF pays off in durability, pest resistance and peace of mind — and it keeps the option open to make the cottage four-season later without touching the structure.

How do you handle remote or water-access sites?

Logistics get planned in the quote stage with our haulage and concrete-pumping partners. Difficult access is a solvable problem — it just has to be planned, not discovered.

What about building near the water line?

Shoreline setbacks and site-alteration permits vary by municipality and conservation authority. We flag the requirements during consultation so there are no surprises.
