A cottage built for all four seasons — and the rock it stands on.
Cottage lots are where everything hard about building comes together: exposed rock, steep grades, tight water setbacks, seasonal access and brutal freeze-thaw cycles. They're also where DMT does some of its best work — our gallery is full of lakefront ICF builds for a reason.
An ICF cottage is a true four-season building: warm on the January weekend you sneak up north, cool in July, and strong enough to be closed up and trusted through every winter in between. From footings scribed onto shoreline granite to stepped foundations that climb the grade, we build retreats meant to be handed down.
R-22+ continuous insulation means the cottage holds heat in February and stays cool in August — no more 'summer-only' building.
The insulated concrete assembly protects against the moisture and temperature swings that chew up conventional cottage construction.
Stepped ICF foundations and bedrock footings are our specialty — sloped, rocky, waterfront lots are home turf.
Concrete construction, minimal maintenance, superior resistance to pests and weather while you're away.
Scope, spelled out. Here's what this service covers on a typical project:
A full ICF structure rising over the water — stepped foundation to gable walls, built storey by storey on a sloped lakefront lot.

Read the project story →With more than 50 years of combined experience, DMT Building Group self-performs its scope: consultation, quote, footings, foundations, ICF walls and waterproofing, under one accountable roof. We're members of the Simcoe County Home Builders' Association, backed by a deep local partner network — and we're the crew other builders call when the site gets hard.
That's our specialty. We scribe footings directly onto the exposed bedrock and step the foundation up the grade — see the Footings on Bedrock page and gallery.
Even for seasonal use, ICF pays off in durability, pest resistance and peace of mind — and it keeps the option open to make the cottage four-season later without touching the structure.
Logistics get planned in the quote stage with our haulage and concrete-pumping partners. Difficult access is a solvable problem — it just has to be planned, not discovered.
Shoreline setbacks and site-alteration permits vary by municipality and conservation authority. We flag the requirements during consultation so there are no surprises.
