Lakeside ICF Build

A full ICF structure rising over the water — stepped foundation to gable walls, built storey by storey on a sloped lakefront lot.

The Challenge

The lot dropped toward the water and offered little level ground to work from. The foundation had to step with the grade, the walkout level had to open to the lake, and every stage — forms, bracing, concrete — had to be staged on a tight, sloped waterfront site.

What We Did

We formed a stepped ICF foundation that follows the natural grade, with window bucks placed to capture the water views from the walkout level up. The full structure went up in ICF — foundation, main floor and gable-end walls — giving the home continuous insulated concrete walls from footing to roofline.

The Result

A true four-season lakefront home with concrete strength and R-22+ continuous insulation on every level — and views engineered in from the very first course of forms.
